Swayze Consultants, LLC, has the ability to perform any and all of the following services based on the Owner's particular need. Although in many instances this list will overlap or compliment the A/E duties and responsibilities, it is not the intent of Swayze Consultants, LLC to relieve the A/E from any duties and responsibilities according to their particular contract.
- Owner and Project Consultants (Architect/Engineers) Coordination
- Project Scheduling
- Conduct pre-bid scope meetings
- Perform bid analysis and leveling
- Value Engineering
- Project Negotiations
- Draft and issue Contract and Purchase Order Agreements.
- Preconstruction Services
- Manage Owner Direct Purchase Items
- Prepare for the Owner a cash flow analysis for the entire Project.
- Schedule of Values.
- Quality Control / Quality Assurance
- Manage all testing and inspections as required by the Contract Documents (soils, concrete, asphalt, structural, roofing, etc…).
- Coordinate an As-built drawings ensuring that the project has been built according the contract documents.
- Review and process Applications for Payment from the Contractors with the Architect and Contractor. Review inclement weather days submitted with the pay application.
- Manage and review for the Owner all submittals and shop drawings required by the Contract Documents. This review of shop drawings, catalogs, samples and product data and other submittals is for the purpose of advising the Owner of the materials, means and methods to be used during construction. It shall not be a substitute for the technical review and coordination of designs for which the Architect is responsible. Said review shall not constitute a review for accuracy, or sufficiency, or consistency between shop drawings and the Contract Documents, nor shall such review limit the responsibility of the Contractors to assure that the shop drawings comply with the Contract Documents.
- Manage any changes required by the Owner or requested by the Contractors.
- Maintain on a current basis, records for the Project, including the Contract, Construction Documents, Drawing Log, Change Orders, Requests for Information, Proposal Requests, Correspondence and other pertinent documents for the project.
- Ensure that the contractor is maintaining at least one set of clean As-built drawings and specifications at the jobsite
- Take affirmative steps to ensure that the Owner obtains the full advantage of any/all alternates, allowances, refunds and returns.
- Maintain a detailed daily log from the Contractors and submit monthly written reports to the Owner on the progress of the work.
- Ensure that all obligations required by the Contractor to the Owner are met.
- Conduct monthly meetings with the A/E team and Contractors at the job site to discuss job progress, review schedule, contract logs reviews (RFI, Change Order, Submittals, etc.) Participate in meetings as necessary during the month.
- Coordinate with the A/E team and Contractor in closing the project out. Collect for the Owner all close out documents including operations and maintenance manuals, warranties and guaranties, extra material (ceiling tile, floor tile, etc. as specified in the contract documents), certificate of occupancy, final application for payment.
- Assist and schedule the instruction of all systems of the project with maintenance staff.
- Coordinate and manage the Post Close-out (Year-end) Warranty Inspection. Ensure all maintenance and warranty items are complete by the year-end warranty date.
